Hello Clark’s Creek Bend Residents:

Roofing experts told the board the roof at CCB has reached the end of its life it and must be replaced to maintain building integrity.  Knowing this, the board has contracted to  have the roof replaced. 

Since this project will effect residents, Oaks Property Management created this page to keep residents informed of the project.  (Note:  For simplicity of access and because no personal information is involved, we’ve made this page public.  When the project is done, this page will be removed.)

Bidding Process

The board got bids from three vendors and the clear winner in price and professionalism was Three Tree Roofing (TTR).   TTR is a 15 year old, family-owned business with impeccable recommendations from clients and social media.  Please see their website (threetreeroofing.com) if you’d like more information.

How Will This Impact Me?

Oaks will coordinate with the vendor to minimize impact; however, during the planned two-week project, there will be an unavoidable effect at CCB – especially related to parking. We had full resident support regarding parking issues during the paving project, so I’m confident we can get this project accomplished.

 Tom Douglas has offered up his spot for Three Tree Roofing vehicles and a staging area. This helps but doesn’t solve all issues.

 Dumpster Placement

A dumpster will be placed close to the building (on parking lot side) and moved during the project as the crew remove  different sections of the roof. This dumpster will block at least one garage and will be onsite during the entire project.

I will notify residents if their garage will be blocked and ask them to  move their vehicle to the visitor spot. There is only one visitor spot, I will work with the board to determine if we can have the person park in front of cars in the lot with an understanding they will be around to move their car if needed.

How will Oaks Support the Project

I’ve talked with the vendor and we are working to coordinate this project.  I will be onsite during much of the project.

Work Schedule

Daily Work Time –                                     Between 8/9 am and dark, Monday – Friday
 
During these times, the workers will be accessing the roof via the fire escape.  Consider closing your blinds if you want privacy.
